SECOMA FENCE, INC.

Limited Warranty for New Installation Work

Effective Date: February 2026

1. Warranty Coverage

Secoma Fence, Inc. (“Secoma”) warrants that all new installation work performed by Secoma — including fencing, gates, gate automation systems, access control systems, and related infrastructure — will be free from defects in workmanship for a period of three (3) years from the date of substantial completion (“Warranty Period”).

This warranty covers the labor and workmanship performed by Secoma only. Parts, materials, and manufactured components (including but not limited to gate operators, access control hardware, safety devices, and electronic components) are covered under their respective manufacturer warranties.

2. Extended Warranty with Maintenance Plan

Customers who maintain an active Secoma Maintenance Plan for the duration of coverage are eligible for an extended workmanship warranty of five (5) years from the date of substantial completion. The extended warranty remains in effect only while the Maintenance Plan is current and in good standing. If the Maintenance Plan lapses or is cancelled, warranty coverage reverts to the standard three (3) year term. The extended warranty does not restart if a lapsed Maintenance Plan is later renewed.

3. Parts and Materials Warranty

Parts, materials, and manufactured components installed during a new installation are warranted by their respective manufacturers. Secoma will assist Customer in processing manufacturer warranty claims for products installed by Secoma during the Warranty Period. Manufacturer warranty terms and durations vary by product and are independent of this workmanship warranty. Details are available upon request.

4. What Is Covered

This warranty covers defects in workmanship including but not limited to:

  1. Improper installation of posts, rails, panels, pickets, or mesh.
  2. Faulty wiring, connections, or conduit installation performed by Secoma.
  3. Improper mounting or alignment of gate operators, hinges, tracks, wheels, or rollers.
  4. Defective welds or fabrication performed by Secoma's in-house shop.
  5. Failure of safety device installation (photo eyes, loops, edges) due to Secoma's workmanship.
  6. Gate or fence structural failure attributable to installation error.

5. What Is Not Covered

This warranty does not cover:

  1. Damage caused by misuse, abuse, neglect, accident, vandalism, vehicle impact, or acts of God (including but not limited to lightning, flooding, earthquakes, wind events, or extreme weather).
  2. Unauthorized modifications, alterations, or repairs performed by anyone other than Secoma. Any unauthorized modification to Secoma-installed equipment or systems voids this warranty in its entirety.
  3. Normal wear and tear, including but not limited to weathering of finishes, UV degradation, battery degradation, and wear on moving parts.
  4. Components, materials, or equipment not supplied or installed by Secoma.
  5. Failure resulting from electrical surges, power outages, brownouts, or improper electrical supply not caused by Secoma's work.
  6. Damage caused by vegetation growth, soil movement, erosion, or settling not reasonably foreseeable at the time of installation.
  7. Cosmetic issues that do not affect the structural integrity or functionality of the installation, including minor surface rust on ferrous metals, color fading, and surface scratches.
  8. Issues arising from site conditions or subsurface conditions that were concealed or not disclosed at the time of installation.
  9. Damage resulting from failure to follow Secoma's care and maintenance recommendations provided at project completion.

6. Warranty Claims

To make a warranty claim, Customer must:

  1. Contact Secoma at (253) 926-8600 or sales@secomafence.com within the Warranty Period.
  2. Provide the original installation date, contract or invoice number, and a description of the issue.
  3. Allow Secoma reasonable access to inspect and evaluate the reported issue during normal business hours.

Secoma will inspect the reported issue within a reasonable timeframe. If the issue is determined to be a defect in Secoma's workmanship, Secoma will repair or re-perform the affected work at no additional charge to the Customer. If the issue is determined to fall outside the scope of this warranty, Customer will be notified and standard service call rates will apply. No billable work will be performed without Customer's authorization.

7. Limitation of Warranty

THIS WARRANTY IS THE SOLE AND EXCLUSIVE WARRANTY PROVIDED BY SECOMA FENCE, INC. FOR NEW INSTALLATION WORK. SECOMA EXPRESSLY DISCLAIMS ALL OTHER WARRANTIES, WHETHER EXPRESS OR IMPLIED, INCLUDING BUT NOT LIMITED TO IMPLIED WARRANTIES OF MERCHANTABILITY AND FITNESS FOR A PARTICULAR PURPOSE.

8. Limitation of Remedy and Liability

Secoma's sole obligation under this warranty is to repair or re-perform the defective work. In no event shall Secoma's total liability under this warranty exceed the original contract price paid by Customer for the installation giving rise to the warranty claim. In no event shall Secoma be liable for indirect, incidental, special, or consequential damages, including but not limited to loss of use, lost revenue, business interruption, or property damage beyond the installation itself.

9. Transferability

This warranty is transferable one time to a subsequent owner of the property where the installation was performed, provided that: (a) Secoma is notified in writing within thirty (30) days of the property transfer; and (b) the installation has not been modified by anyone other than Secoma. The warranty term does not reset upon transfer.

10. Relationship to Manufacturer Warranties

This workmanship warranty is separate from and in addition to any manufacturer warranties on parts, materials, and equipment. Manufacturer warranty claims and Secoma workmanship warranty claims are handled independently. Secoma will assist with manufacturer warranty claims for products installed by Secoma, but the terms, duration, and coverage of manufacturer warranties are determined solely by the respective manufacturers.

11. Governing Law

This warranty shall be governed by and construed in accordance with the laws of the State of Washington. Any dispute arising under this warranty shall be resolved in the courts of Pierce County, Washington.
